Inspecting the Apartment Before the Tenant Moves Out A tenant gives a security deposit before he is allowed to stay in the apartment. This security deposit is given to assure the landlord that anything damaged or lost in the apartment when the tenant moves out will be properly compensated with money. The security deposit will be given back to the tenant when he decided to move out.   Now that the tenant is moving out, the landlord will need to inspect the apartment to see any damages beyond the normal tear and wear. The damages will be deducted from the security deposit. But how will you know that the damage is beyond the normal tear and wear?   The rule of the thumb is to know whether the damage is just normal for the thing's age. For instance, a dirty and smelly carpet that can still be cleaned up is a normal tear and wear. But a carpet that is hopeless for any clean up is not. Another example is a broken window, which is not a normal tear and wear. Damages on the paint due to sticking posters on the wall are not normal tear and wear as well.   Every not normal tear and wear you can find in the apartment and every lost item will be given their values. Damaged items are usually charged by how much is needed to repair them. The total amount should be deducted from the security deposit.
